Why should I purchase a new home when I can take advantage of the current housing market and negotiate a great deal on a home being offered as a "short sale"?
While homes being offered as a "short sale" may seem like a great deal, many buyers fail to understand the whole complicated process.
A "short sale" means that the sellers are attempting to sell their home for less than the mortgage owed. Many times the sellers will advertise their home at a price they cannot guarantee. The only party who can accept an offer on a short sale is the lender. This means that the buyer and seller have no control over deadlines, acceptances, or anything else that may advance the purchase process.
Short sales are notorious for putting both buyers and sellers in stressful situations that often times won't convert for the benefit of either party. If the short sale is accepted by the lender, it is often times sold to the buyer "as is, with no warranties".
Purchasing a new home from Salisbury will give you more control over the home buying process by allowing you to choose your own options and upgrades. Buying new also means that you get to take advantage of great standard warranties.

Does Salisbury offer a home warranty?
Yes. Salisbury Homes includes a 2-10 Home Buyers Warranty standard on every home. (Click HERE for details).
The 2-10 Home Buyers Warranty runs concurrently with Salisbury Homes' One Year Builders Warranty which covers against faulty workmanship but does not cover general "wear and tear". Warranty requests under the Salisbury Homes One Year Builders Warranty are usually addressed with 48 hours and can be submitted HERE.

How long does it take for Salisbury to build my new home?
Salisbury has the most efficient building schedule in the state of Utah. In most cases, from dig date to move in date, you can be moving into your new Salisbury Home within 45 days!!
MYTH: More Construction Time = Better Quality
How is Salisbury able to build a quality home in such a short period of time?
There's an old saying that goes: "If you're going to do something, do it well". Salisbury has adopted this motto into our construction process. There are three main reasons why we're able to build a top quality home in as little as 45 days from dig date to move in date:
1) Within the home building industry it's common to have a lot of "wait" time. Typically, a subcontractor will finish their trade and the house will sit and "wait" for a couple of days before the next subcontractor shows up. Over the course of a whole job this time adds up which costs you, the buyer, more money in construction interest cost. At Salisbury we eliminate this wait time by efficiently and effectively scheduling our subcontractors. It's very common to see multiple subcontractor trades on the same home at the same time on a Salisbury Homes job site. Additionally, the same materials that go into multi-million dollar homes go into our homes... We use the same 2x4's, sheetrock, wiring, plumbing, and finishes.
2) Salisbury has used the last 20 years to fine tune our team of subcontractors. They are the best at what they do! Several of our subcontractors have been with us from the beginning. This loyalty translates into a better quality job in a much shorter time frame. Our subs are familiar with our processes and they communicate well with each other, which is highly uncommon in this industry. It's very much like a relay race where the first individual communicates with the next one in the process and so on down the line.
3) Rick Salisbury, the founder and owner of Salisbury Homes, is not one for waiting around. Once the hole for your home has been dug, it's go time! And everyone involved with the process knows it.
What about custom changes or extras to the floor plan?
Yes. We'll do custom changes. This is addressed while meeting with our Design Specialists in our Design Center to select your options and upgrades.
What If I Already Own a Building Lot?
Will Salisbury build one of their floor plans on a building lot I already own?
Yes. We'd want to do some research on your lot and determine a sales price, but yes, we can build one of our plans on your lot.
Cost to Start
How much money does Salisbury need me to put down in order to build me a new home?
Typically, Salisbury only requires a $500 earnest money deposit to hold your lot and additional $1,500 construction deposit when you write up the contract with one of our sales agents for a total of $2,000.
This amount can change if you're building on a lot outside of a Salisbury Neighborhood.
Please note that an additional deposit of $1,500 is required for every $10,000 in options purchased.
Are the Building Lots Included in the Base Price?

It's hard to believe, but yes, all of our base sales prices include the building lot.
How much should I expect to pay for options and upgrades in my home?
It varies per home, but Salisbury Homes has exceptional option upgrade pricing, and in most cases, you will pay a lot less than you would with any other builder. When the final numbers are in, Salisbury plans on exceeding your expectations in this category!
What appliances are included?
Your range, range hood, and dishwasher are included in the base sales price.
